Why is location so important with retail lease space?

To put it simply, a retail store is not worth spit if there are not customers shopping at that store.  Without customers, the best of stores are simply empty rooms with pretty bells and whistles.

You need customers to survive!

Sure, some customers will come to your store simply because of name recognition, but the majority of customers will be those who drove by and saw your sign, or those who walked by and decided to stop into your retail establishment at the spur of the moment.  And none of that will happen if your store front is not located where the customers are driving and walking.

The only time this retail truism falters is when a retail shop owner is selling a one-of-a-kind product or service, something people need but cannot find anywhere else.  If you are the owner of the only farm implement store in your area, or the owner of the only fabric store in your city, it really makes very little difference where your retail establishment is located. People will come to you because, well, they have no choice or other option.

In Fort Worth, times are a’changin’.  The downtown corridor is no longer king. The Malls still stay busy, but they are losing their luster. The population is shifting from the central part of the city to the north, and in particular it is shifting to the Alliance Area of North Fort Worth, the fastest-growing commercial and industrial area in all of Tarrant County.  Our recommendation, based on our expertise and knowledge of this market, is for retail shop owners, looking for a new location, to look at the Alliance Area.  To borrow from the movie “Field of Dreams,” build it in the Alliance Area and they will come.
