Shop space for rent in the past.

Commerce of the past one-hundred years could be summed up with these words: Bigger is better! There was an unshakable faith in American commerce that the sky is the limit, and if you build it, they shall come.  And why not? The United States, up until the 1990s, was the world leader in commerce and manufacturing, so why not bet on the future of this country? Why not build like that growth will continue forever?

The answer to that “why not” question is simple: The economy has dents in it, some foreign nations, namely China, have supplanted the U.S. in commerce and manufacturing, and bigger, although impressive, also costs much more than many companies can afford.

Today, there is a very real need for smaller . . . smaller warehouse for rent, smaller shop or rent, smaller retail space for lease.

Shop space today: the new trend.

The trend was underway twenty years ago, but it was not until COVID that this new trend exploded onto the American scene. Today, small companies are rapidly increasing in market share, and the giants of industry and retail and commerce are going the way of the dinosaurs.  Today, a 350 square foot shop space for rent makes as much sense, and possibly more, than a 35,000 square foot shop for rent.  Today, one owner makes as much sense as a CEO and a Board of Directors.

The business world is always slow to react to trends, so rooted in the past they are, but the change is happening, and a smart business owner will take note of that change.  Smaller is better in many instances.  Leasing for today, with the possibility of expanding later, makes much more sense than planning for future growth which may not come, and paying for a pipe dream which will never happen.

Location, location, and location.

If we were to ask you where is the best location in your city for a shop space for rent, what would you say?  Chances are you would have some locations in mind, based on your knowledge of the area.  The problem with that scenario is that your recommendations are based on your knowledge of the past, and have practically nothing to do with the future of your city.

Case in point, Fort Worth, Texas.  Fort Worth is the second fastest growing major city in the U.S., which is great news for the local business owners and the economy as a whole. In the past, the first recommendation for a shop would be near the downtown core, where business has boomed for decades.  Unfortunately, that recommendation, today, is outdated. The hot spots now, and into the future, are in the Alliance Area of North Fort Worth, and the area around Alvarado in South Fort Worth.  Those two areas will serve you much better, going into the future, than the downtown area.
