Why outside storage?

Usually, in the world of commerce, outside industrial space storage is needed for machinery or large items needed for your job i.e. landscape rocks for a landscaping company. The majority of companies we deal with usually all under one of those two categories, and it is upon that premise that we will continue with our explanation.

Price for outside storage is important.

Looked at from a purely profit-and-loss viewpoint for industrial properties for lease, outside storage does not directly make a business any money.  It is a place to store excess items which are crucial to the operation of the business, and viewed under that harsh light it becomes obvious that outside storage needs to be reasonable in price.  A company owner cannot afford to pay premium prices just for a place to park a backhoe or to store ten tons of landscape rock.  So shopping for a good price for outside storage becomes crucial.

And yet, location is also important!

Location as it applies to accessibility is also important for outside storage.  When you need that extra equipment, you need easy access to it. When you need that landscape rock, you don’t want to jump through location hoops to get it.  Ideally your outside storage will be located near major highways or freeways, with easy access roads leading to it. And if there is security fencing to deal with, easy access 24/7 inside that security fencing is also crucial.  The location is not terribly important with regards to customer traffic flow, but it is very important with regards to actually accessing what it is you are storing at that outside storage.

So now you have some parameters to work with as you go about finding outside storage for your business.  You want outside storage at a low cost, and you want outside storage which can be accessed easily.

Let us give you an example of what we are talking about in the Fort Worth area, which is where we, RDS Real Estate, are located.  We have been in the commercial real estate business for quite some time now. We have over one-million square feet of commercial property for rent, and for our money the best outside storage in the Fort Worth area is found in unincorporated North Fort Worth in an area called the Fort Worth Design District.  Unincorporated means no certificate of occupancy is required.  The area is right off a major freeway.  It is just far enough away from the hub of Fort Worth commerce to make it appealing with regards to price, and yet it is the fastest growing commercial area in all of Tarrant County.  If you lived and worked in the Fort Worth area, that is the first place we would take you in search of outside storage.
