Outside storage for your business is always a good thing . . . until it is not!
This question comes down to cost vs need, and that is what we will talk about in this article by RDS Real Estate, serving the Greater Fort Worth Metro area with affordable and flexible industrial space and commercial property for rent. Call us at 817-439-3224 for more information and to speak to a leasing agent.
Do you need outside storage?
Without a doubt, having outside storage is nice. It presents options when it comes to your equipment and/or inventory. Landscaping companies, heavy equipment companies, nurseries, these types of companies can benefit greatly from having outside storage in addition to the warehouse for rent. Even having extra room to park your company vehicles is a welcome luxury.
The question, though, is do you need it? Is it a luxury to you or is it a necessity? If it is a necessity, continue reading. If it is a luxury, consult your accountant before paying for something you do not need because, just about any way you look at it, additional outside storage is going to cost you more money.
Is it worth the cost?
Why the additional cost? Very simple: commercial property for rent and industrial property, no matter its use, costs money. Whether you are purchasing a piece of property, or you are renting a warehouse for rent, shop for rent, or any other types of rental property, you are paying for the square footage of that property. In other words, the larger the property the more it will cost you.
Which brings us to cost vs need. If you have five work vans, for example, do you want to pay for the additional two-hundred square feet it will take to park those vans outside in a fenced in area? Or do you have, say, a warehouse which will serve quite nicely for indoor parking overnight during off-hours?
And what about security?
And security simply must be considered during this conversation. Outside storage runs the risk of vandalism, theft, or damage by Mother Nature during a storm. How secure is that outside storage? Is your equipment . . . is your inventory . . . is a secure area outside? And if not, what will it cost you to make it secure? The cost of fencing a perimeter is not cheap; nor is the cost of installing video surveillance for the entire property.
All we are doing is raising questions, but they are questions which must be addressed. We do not know your particular situation. We do not know your specific financial situation. Only you know those things, you and your accountant. What we do know, however, is you need to discuss these matters before signing papers to purchase property or before signing a rental lease agreement.
Cost vs need . . . give it some serious consideration.
