The reality of Fort Worth industrial property for rent today, 2023.
The population of Fort Worth, Texas, is rapidly approaching one-million people. In point of fact, Fort Worth is one of the fastest-growing major cities in the U.S., the second-fastest.
This is, of course, great news for the economy, but it also points out a fact which should be very obvious to anyone living within the Fort Worth City limits: There is practically no available land to accommodate the growth which is happening. That kind of rapid growth requires homes, it requires commercial property, and it requires industrial space, and that kind of “space” is nowhere to be seen within the Fort Worth boundaries.

There really is only one solution and that is to look beyond the Fort Worth city limits. In truth, with the major roads available for commuting, this is not a negative. Even a commute of thirty miles, when compared to the time it takes to drive crosstown in Fort Worth, is reasonable.
It then becomes a matter of looking at the map and finding the most logical areas for this impending growth.
Our suggestions north and south of the Metro area.
Without a hint of bragging, we saw this coming several years ago. That is why we developed the Fort Worth Design District in the Alliance Area of North Fort Worth. Included in The District are Box Office Warehouse Suites, Paddock Place Office Suites, and the Golden Triangle Business Park. The Alliance Area was, at that time, the fastest-growing area in Tarrant County.
Now we have set our sights southward, to an area just outside of Alvarado, and we have developed and constructed 917 Industrial Park. With easy access to I-35W, Highway 287, Highway 67, and FM 917, this simple drive of thirty minutes into Fort Worth proper is very reasonable. 917 Industrial Park was developed with small businesses in mind, with properties starting at 1,200 square feet and the largest at 26,000 square feet. Because they are outside of the Alvarado city limits, no Certificate of Occupancy is required. This really is a chance to grab a piece of the near future before all available property is gobbled up.
A final word about RDS Real Estate.
Included in 917 Industrial Park you will find the brand-new Mouser Self Storage. Call us for details about the industrial park and/or the self storage facility. With over three-million square feet of properties, RDS Real Estate is leading the way into 2024 and beyond.
