What is a tight budget for your business?
Only you can answer that question, but we can use the Fort Worth, Texas region for a discussion starting point. The small business owners we have talked to find $1,000 to be a starting point for these discussions. Anything over $1000 per months is considered too steep for a small business in our area. Anything under $1000 is doable. The problem, until recently, was finding retail space for lease under one-thousand dollars.
Get creative when looking for retail lease space
In Fort Worth we looked at this problem with a creative eye. How could we provide retail lease space, small in size, for a small price? We finally came upon the solution: we made a business park out of shipping containers. Money was saved because there was virtually no construction involved. The space problem was solved because each container is only 320 square feet. It proved to be the perfect solution, and we call it Box Office Warehouse Suites, found in the Fort Worth Design District of North Fort Worth. Rental fees start at $875 per month and two of our anchor tenants, Happy Bank and Salon & Spa Galleria, find it to be the perfect small space solution.
Is there a similar business park in your area? There may or may not be, but you will never find out if you don’t think creatively. Check with your local Chamber of Commerce and inquire about retail space for rent for small businesses with tight budgets. You just might be surprised with the results of that inquiry.
Team up with another business or two
Get creative! What would happen if you looked at a medium-sized warehouse for rent, found two or three business owners with similar budget problems, and you all rented that warehouse and converted it into two or three retail spaces? It’s possible to do, you know. It’s also possible to take a large, existing retail space, partition it off, and make it into a mini-shopping mall with two, three, or four retail shops. Approach commercial real estate companies with this idea; ask them if they have any large retail spaces which have sat unused for a long time. Pitch them your idea. The worst that can happen is they say no. The best that can happen is they say yes and your problem is solved.
Commercial and industrial real estate problems have solutions. It sometimes take a creative mind thinking outside the box to find the solutions, but they are out there.
