What about property maintenance?  Have you really read that contract?  Hopefully your lawyer has.  This is too large an undertaking to advance on without the advice of a property lawyer/real estate lawyer.

Insurance considerations? Access to high-speed internet? Reputation of the property management company? The answers to these questions are available, and it is up to you to find them . . . before you sign anything!!!

And never forget about location.

An office warehouse needs ample room for deliveries and shipping.  You need a large parking lot.  You need easy access to major roads in your area.  And where is the growth of your city heading?  If the growth is trending northward, and you are looking at properties in the south end, turn around immediately and start looking where the future is heading.  Do not rent for the present but rather for the future, because the future will be here very soon and will directly affect the future of your business.
