Renting an office warehouse for rent seems pretty straightforward, right?  You figure out how much space you need, you determine your monthly budget, and you find a business park with a property which fits your needs.

Your budget is non-negotiable.  The last thing you want to do is exceed your budget simply because a property appears to be exactly what you need.  Our word of warning: If you found one perfect property, you can find another one, but the second one will be one you can afford.

Determine the size of the office and warehouse for rent that you need, but we also want you to consider the growth you will experience in the next few years. Are you leasing a property which will be sufficient should your company growth by ten percent?  Fifteen percent?  The absolute last thing you want to do is find success in a new location and then have to move in five years because you outgrew the property.

Now the secondary considerations to chew on.

This is the nitty gritty of searching for industrial space.  What are the zoning regulations in a particular area?  Is a Certificate of Occupancy needed?  What adjoining and neighboring businesses are there? What will utilities cost?

What about property maintenance?  Have you really read that contract?  Hopefully your lawyer has.  This is too large an undertaking to advance on without the advice of a property lawyer/real estate lawyer.

Insurance considerations? Access to high-speed internet? Reputation of the property management company? The answers to these questions are available, and it is up to you to find them . . . before you sign anything!!!

And never forget about location.

An office warehouse needs ample room for deliveries and shipping.  You need a large parking lot.  You need easy access to major roads in your area.  And where is the growth of your city heading?  If the growth is trending northward, and you are looking at properties in the south end, turn around immediately and start looking where the future is heading.  Do not rent for the present but rather for the future, because the future will be here very soon and will directly affect the future of your business.
