Allowing structural changes to a rental property is very rare.  Our first suggestion, if you want to rent commercial property, is that you have a real estate lawyer look over the lease agreement; that way you will be absolutely sure of what you can, and cannot, do to the property upon moving in.  Yes, it will cost you money hiring a lawyer, but best to pay now rather than face unpleasant surprises down the road.  On the bright side, it may be possible to make some alterations which the building owner will approve of.  After all, it is to the owner’s advantage to find a tenant who is long-lasting and respectful of the property, so they may work with you on improving the property so as to benefit your business.
