You are ready to rent office space, a big step for sure, and you want to get it right and avoid common mistakes. That’s what this article is for, so welcome! We are RDS Real Estate, serving the Greater Fort Worth area. Call us at 817-439-3224 for all of your industrial and commercial property for rent needs if you live in Tarrant County, Texas.
Now, though, let’s talk about some common mistakes you should avoid as you prepare to make the leap and commit to an office space for lease.
Do you really need office space year-round?
This may be something you really haven’t asked yourself, but you should. Do you need to rent office space for an entire year, or would it suffice if you rented it occasionally?
Did you even know it was possible to rent office space occasionally on a month-to-month basis? Well, it is, and it is called coworking space, or coworking, and it is a process by which you rent office space only when you need it. The coworking space is shared office space used by people like you, from different businesses around the city, who really don’t need a year lease but do have a need for an office occasionally.
In dollars and cents talk, it’s the difference between paying, say, $2000 per month, plus utilities, for an office space for the year as opposed to paying $450 per month for coworking space, only when you need it, and in most cases, utilities are included. We could show you coworking space in Fort Worth, Paddock Place Office Suites, which does exactly that, provide you with a professional office setting, by the month, starting at $450 per month.
Something to definitely think about when leasing office space.
Location does matter in most cases
This mistake happens most often when budgets are tight and business owners are looking for the best price deal. We understand that way of thinking, but we also propose to you the shortsightedness of that approach. You may find an office space for rent at a very low price, but is it in a convenient location for your customers. Will it receive walk-in traffic? Does it see any drive-by traffic? Think about the sales lost if you are in a poor area? Think about the increased business if you are in a good location.
This is not higher-level math involved. If you pay an extra, say, $200 per month on office space in a great area, but your sales increase by $2000 per month because of that location, is that worth it to you? Of course it is!
Or, as they say in chess, see the whole board!
Read that contract very carefully
It is still amazing to us, and we’ve been in this business for a long, long time, how many of our clients do not thoroughly read the rental agreement we present to them. They give it a cursory reading, skimming over much of it, and then sign the legal document, committing themselves to whatever it says in that lease agreement. Luckily for them, no one at RDS Real Estate is trying to pull a fast one over them.
Please read the leasing contract, or have a lawyer read the contract for you. It will save you countless headaches down the road, and it’s so simple to do.
