Leasing office space part-time might seem like a strange thing for a commercial real estate broker to suggest, so when we suggest it, as in this article, it is worth paying close attention to.

Leasing office space can be expensive.
We are going to break an unwritten rule about commercial real estate and talk about price for a moment, since price is at the heart of this discussion about office space for lease.
Office space is priced by the square foot, and that price is affected by location and the market in which it is located. You may be able to find office space to rent for $1.00 per square foot, per month, or you may find it to be considerably more than that, say $7.00 per square foot. If you are looking at a small office, say 20×20, you are looking at, low end, $400 per month and high end $2800 per month. Add to that cost the cost of utilities, WiFi, signage, furniture, and, well, it adds up.
Leasing office space, full-time, might be unnecessary.
Now we get to the meat of this discussion. Do you need office space full-time? Only you can answer this question, but it is a question which is important to this discussion.
How would your business do if you did not rent office space full time? Do you have employees working remotely? Do you even have employees? Do you depend upon walk-in traffic? If not, what do you really need that office for? What purpose is it serving you?
Those rather important questions are questions which mainly arose during COVID. Companies were forced to take a look at money-saving ideas, and not having an office was one of those ideas.
A changing world requires change in business approaches.
One such approach which was looked at, and adopted by many, was to rent office space part-time, only when needed, and this approach is called coworking, or shared office space, and for a company which does not need a full-time office, this is a brilliant solution.
How does it work? Take our own Paddock Place Office Suites for an example. There you can rent an office suite part-time, at $550 per month, with utilities and WiFi included in that price. Rent for a month, not for the next, or rent for three months, skip two months, come back and rent for a couple more months. Whichever approach works for you and fits your needs. There are no long-term commitments with this type of coworking arrangement, and it is a creative approach for small companies looking to save money and lower the operating costs.
