The bad news regarding leasing office space is this: traditional office space to rent is available in large numbers in practically ever major city in the U.S.
Wait! How can that be bad news? If you are looking for office space to rent, wouldn’t it be great news if the supply is so large?
Well, it would be if prices had not skyrocketed in the last couple of years but, in fact, they have, leaving many of those plentiful office spaces priced out of reach for small business owners.
Add to that the fact that many office buildings constructed in the last, say, twenty years, cater to larger companies in need of multi-office suites; and add to that the fact that the downtown core of most cities is locked up for a number of years and, well, the picture has been painted and it is not an attractive picture for small businesses.
Office space for lease good news.
Before you throw up your hands in frustration, convinced there is no hope for your small enterprise, let us share with you the good news: There are alternatives to traditional office spaces.
Let’s look at just three of those alternatives/options.
Trends to be aware of going forward.
In North Fort Worth you will find the Fort Worth Design District and, in that District, you will find Box Office Warehouse Suites, a business park constructed from retrofitted and professionally designed shipping containers. Great location, a fraction of the cost of traditional commercial property for rent, and did we mention great location and price?
In that same District you will also find Paddock Place Office Suites, an office building offering shared office space, otherwise known as coworking space. Again, great location and again, a fraction of the cost of traditional construction.
Another option for your consideration: lease or purchase a small lot and place a pod structure on it. It is still possible to find small tracts of land in good locations, especially for leasing, and outside city limits generally means not dealing with a Certificate of Occupancy.
In other words, get creative, and find out what creative office space for lease options are available in the town you live in.
