Kennedale, Texas, has about seven-thousand residents year-round; expecting to find industrial property for lease in Kennedale is, most times, a fool’s errand.

There are a few warehouses for rent in Kennedale like these two out on Mansfield Highway:

And an occasional retail shop for rent will open up in downtown Kennedale, or an occasional office will become available  up above the hardware store or the bake shop, but don’t expect a great variety for you to look at when it comes time to move that business of yours.

Now all of that sounded discouraging, but we didn’t intend it to be so.  What we wanted to point out was you can have your cake and eat it too.  In other words, you can live in Kennedale and locate your business about ten miles down the road in neighboring Mansfield or Arlington.  Heck, drive a few more miles and you can find more commercial property for rent than you will ever need in North Fort Worth.

May we give you some advice?

Locate your business in a good location for that business.  That may seem like a no-brainer, but you would be amazed how many business owner, smart people with high IQs, locate their business in a particular area for an emotional reason, and fail to recognize that some areas are simply bad for business.  If you don’t have access to major infrastructure and traffic flow and customer flow, your business stands a good chance of failing, and that is the cold, hard truth of business.  Put another way, for an office to be successful, it must be within easy access so that people can visit that office. Retail spaces do not succeed unless there is constant traffic flow by that retail business.

So hoping for more than Kennedale can give you is pure foolishness.

Go where the business is located!

For our money, the best place to locate a business in Tarrant County in the year 2018 is the Fort Worth Design District, a brand new business neighborhood in the busiest commercial area in Tarrant County, the Alliance Area.  Great traffic flow, surrounded by residential neighborhoods and new construction of business, this area has it all . . . warehouses for rent, retail space for lease, offices for rent, garages, flex space, you name it, you can find it in the Fort Worth Design District.
