What is Flex Space?
Flex space is one of those terms which has just recently appeared in the listings of the real estate world.
It has a wide range of meanings but at its most basic level, it refers to industrial or commercial buildings with the capability of being a number of different things depending on the needs of the company. It usually consists of some combination of an office warehouse for rent or shop space for rent and it can be configured to meet various needs.
And there is no commercial real estate company that understands flex space in the Fort Worth area better than RDS Real Estate, owned and operated by local entrepreneur Ron Sturgeon. We’ll let Mr. Sturgeon explain this philosophy to you.
“The business world is changing,” says Sturgeon. “Businesses need to be flexible. They need to have the capability of changing on the fly. One year they may need a lot of storage space, or manufacturing space. The next they may need to increase their office space. Heck, there are quite a few companies which are sharing industrial space with other companies to cut costs and avoid wasted, unused space. That’s the core theory behind flex space. At RDS, we specialize in what we call multi-use properties aka flex space. We have over one-million square feet of multi-use properties which meet the needs of probably 95% of business owners in Tarrant County, and Golden Triangle Business Park is a perfect example of this theory in use.”
Golden Triangle Business Park
At Golden Triangle Business Park, flex space is available in units starting at 1,500 square feet in size. They include 14’ and 16’ doors, have retail visibility, and also include offices and restrooms. The business park itself is smack dab in the middle of one of the fastest-growing industrial areas in all of Texas, just south of Alliance and just west of I-35W, with easy access to all of Tarrant County and major airports. Golden Triangle is all new construction catering to small businesses needing industrial property to rent, and it is just outside the city limits meaning a CO is not required.
“We’ve got everything you need as a business person,” Sturgeon continues. “We have warehouses, flex space, garages, shops, outdoor storage, or a combination of those units. All that is lacking in any of our available properties is a business person with a dream and a vision.”
