The obvious retail space for lease location may not be the best.
The obvious is not always the best, and that is so true with commercial real estate and, in particular, retail space for rent.
A surprisingly large percentage of people believe the best location for retail space for lease is in the downtown corridor of a city, but that way of thinking is based on the retail of fifty years ago. Now, great sales are much more likely to occur at a shopping mall than downtown. In addition, the nature of your business may dictate a much better location, and a much more logical location, than downtown OR at a shopping mall. For instance, let’s say you own a yoga outlet, and let’s also say that one of the more successful businesses, in your city, is a health food co-op. Which location would serve you better, downtown next to, say, a hardware store, or on the same block as that co-op?
These are some of the considerations you need to make as you choose your retail shop location.
Look to the future for future sales.
Now, let’s say your city is just beginning to show signs of enormous growth. Let’s also say the downtown corridor has no available retail space for lease available. It is completely saturated and there is no property suitable for development. Let’s also say that the enormous growth of that city is spreading out in a particular direction. Would you be better off waiting for a site to become available downtown, or would you find success finding a retail lease in the area where the growth is spreading?
An example in Fort Worth.
Fort Worth is an excellent example of these scenarios. Fort Worth is currently the second-fastest growing major city in the U.S. At the same time, all available land in the downtown corridor has been developed, and the population growth is spreading north, to the Alliance Area, and south, to the area around Alvarado.
Where do you suppose you might situate your retail shop for the future growth which is sure to happen?
This is why we strongly suggest people take a look at the Fort Worth Design District, in the Alliance Area, and 917 Industrial Park, in Johnson County, near Alvarado, south of Fort Worth. Both are an easy commute to Fort Worth, both are directly in the path of enormous growth, and both will net you great sales for years to come.
