Think outside of Fort Worth Metro, where new developments are happening. One such development, 917 Industrial Park, is located in South Fort Worth, in Alvarado, to be precise, and prices there are lower than in Fort Worth. How much longer that will be true is anyone’s guess, but as of 2024 it is. With easy access to the Fort Worth Metro area via I-35W, Highway 287, and Highway 67, this may well be the solution you are looking for in retail lease space.
One other thought to consider: these new times we find ourselves in require creative thinking. Can you share a retail space with another retail company? Is it possible to partition a retail space so that two retail stores exist rather than one? If the property is outside the city limits, no Certificate of Occupancy is needed, meaning you just might be able to be creative and not pay a penalty with the local government.
