Looking for Grapevine retail lease space might be the best move or your business. Then again, it might not be. It all depends on a number of factors, some of which we will cover in this article.
The first question to ask you is why Grapevine? Mind you, there is nothing wrong with Grapevine, Texas. It’s a great place to live. Several in our company have lived there, and they speak highly of it, but that in itself is not a reason to locate your retail business there. Perhaps you would be better off looking at commercial property for rent in Fort Worth or Haltom City.
We did a quick scan of our own retail properties for lease in Grapevine and found several like these:
- 3549 Grapevine Mills Pkwy #105
- 3549 Grapevine Mills Pkwy #106
Both are in great locations with very good sight-lines and great traffic flow. Both are surrounded by successful retail business. They are, for sure, very good properties to look at.
But are they the best for your business?
That is the question every business owner needs to ask: is it the best location for your business?
Yes, those two industrial spaces on Grapevine Mills Pkwy have great traffic flow, but will that traffic flow be great five years from now? Yes, it is a great location now, surrounded by successful business, but will those successful business be there five years from now, or will they have moved on to another site which may be a hotter location in the future?
And where are your potential customers most likely to be in several years? Traffic flow is nice, but is it the correct traffic flow? Are those drivers the types of people who will frequent your business?
These are questions which are crucial before you make a decision.
One area we think you need to consider before making that decision is the Fort Worth Design District. The District is a pocked business neighborhood in the Alliance Area of North Fort Worth. It is in unincorporated Tarrant County, meaning less red tape and governmental oversight. It is in the hottest real estate area in all of Tarrant County, an area showing the greatest growth over the past five years, and an area which promises to grow even more.
The District: Box Office Warehouse Suites, Paddock Place Office Suites, and Golden Triangle Business Park. No matter what kind of commercial property you are looking for, you will find it in The District.
