Leasing office space which matches your needs

You, the business owner, are the only one who can answer this question: what do you need in office space?  What size office do you need? Where do you need it to be located?  Do you need a reception area? Do you need ample parking? What environment do you want to be in? How about surrounding businesses? Who would you like to be neighbors with during your workdays?

The good news is this: there are many, many offices available to rent in today’s business world, no matter what major city we are talking about.  Quite possibly not since the Great Depression have we seen so many “for rent” signs in office windows, so you have a plethora to choose from. This is quite good news, and it also supports the notion that you should be patient and find exactly what you want if you want to rent office space.

Leasing office space which fits within your budget

Lease payments plus secondary payments i.e. utilities, WiFi, possibly security, move in costs, etc.  How much do you have in your monthly budget to pay for these needed items?  You must have a bottom line of how much you can pay for rent, and you must not stray from that bottom line. Nothing will doom a business quicker than a casual respect for the operational budget.  As stated before, there are many offices to choose from when renting. Find the one which fits nicely into your budget, and don’t search with rose-colored glasses, thinking you might be able to pay a little more and make up for it later. Those kinds of dreams can kill a business.

Look to the future

One suggestion we will make, but only if you have the budget to make it happen, is to look to the future and consider future growth of the business. If you are successful, and we certainly hope you are, how large of an office will you need in five years? If possible, rent with that in mind but, again, don’t kick your budget to the curb in doing so.

But don’t overreach

Be realistic! Do not count on sales which have not be attained yet. Don’t count on goals which have not been attained.  Being in business calls for a balancing act between realism and dreaming.  It is a tightrope without a safety net, so think long and hard before choosing an office space.
