What are your office space needs?

Commercial property for rent is priced by the square foot and by location, so plan wisely.  Determine how much room you will need.  How many offices will you require when you rent office space?  Will you need storage with the offices? Will you need some sort of loading dock out back? Will you need a reception area?

What is your budget?

Plan on the monthly lease plus utilities as fixed costs with any office you lease.  A good real estate agent can help you in determining the utilities of any location. Also remember that you will need to furnish the office with furniture and equipment, so factor in that cost as well.

Where is the ideal location and where are your customers?

We combined these together because they are so closely related.  The location you may think is perfect will not be perfect at all if your prospective customers are never in that area.  For example, an insurance office will not benefit by being located in a strictly industrial area.  People who need life insurance must drive by your insurance office, correct? So you would be better off having your office on a major thoroughfare where customers actually travel daily.  It has been our experience that office space located on major arterials or highways do consistently good business, so plan accordingly.  You will also have to decide if you are better off in an office building, a business park, or in a stand-alone location.

And finally, what are your future needs?

Always plan for the future when choosing an office for rent.  Hopefully your business will grow, and you certainly don’t want to outgrow your office and be forced to find a larger office for lease in three years.  Moving is a pain, so plan for the future.
