We put this first for a reason.  You would be amazed how many business owners we talk to who want to look at commercial property for rent, or industrial property for lease, but really have no idea what they want. They don’t know the size property they need. They don’t know about things like deliveries and ample parking or customer traffic flow.  Some don’t know about location, and which locations are best in a particular area for a company like theirs. They just know they want an office space to rent, period, end of discussion.

This is no way to approach leasing office space. Sit down and write it out. Write out exactly what you need. Write out the size of the office. Write out the specific shape and dimensions you will need. Do you need a reception area? Do you need an attached warehouse? Do you need proximity to anything in particular?  And last, but certainly not least, the next item on our preparation list . . . cost!

Treat your budget like it is sacred

There is an office for practically every business budget.  It may be that the office for your budget is a spare bedroom in your home, but it is still an office.  Our point is this: you cannot jeopardize the health of your company buy paying more than you can afford for an office lease.

Utilities add up. WiFi adds up. Office furniture adds up.  Advertising to announce your new move adds up.  These may seem obvious, but they bare repeating and mentioning and repeating and mentioning.  Do not harm your company buy paying more than you can afford!!!

Plan for the future

Imagine moving into a new office only to outgrow that office in two years, prompting another move to another office.

That is a nightmare!  Our suggestion: rent office space planning on five years of growth, and rent an office which can handle that five-year growth, but only if you can afford to do so.

Find a leasing company you can trust

Yes, looking for office space for rent is stressful, but it is a whole lot less stressful if you are working with a commercial real estate company you are at ease with and you can trust. Ask around. Ask the Better Business Bureau. Ask other company owners.  Meet with several real estate agents before settling on one.
