So what’s wrong with Irving? Nothing, really, from a residential or Chamber of Commerce standpoint. It’s a good-sized city, it is thriving, and it shows no signs of faltering anytime soon . . . but . . . its success may be the worst thing we can say about it. Irving suffers from Success Syndrome, meaning that limited commercial property for rent in a successful city means skyrocketing commercial prices, and that should be a turnoff for any small-to-medium sized business. Besides, thriving communities mean more government regulations on the use of industrial space. Do you really want more governmental hoops to jump through as you navigate your business towards success? Of course not!
That is why we strongly suggest looking for retail space for lease in unincorporated Tarrant County, and in particular we are recommending an exciting new business district in North Fort Worth called the Fort Worth Design District.
More about that in a moment; first, though, let’s talk about Arlington and Grapevine, two communities which border Irving. Why not recommend commercial properties for lease in those two cities? Why recommend a business district even further away from Irving?
Because of a thing called a certificate of occupancy! This troublesome legal document makes life a bit difficult for business owners, another example of government overreach, and it is not required in unincorporated Tarrant County. It is, however, required in major cities like Arlington and Grapevine. Plus, commercial property leases are less expensive in the county as opposed to established cities.
Which brings us back to the Fort Worth Design District and its centerpiece, Box Office Warehouse Suites; retail space for lease starting at 320 square feet and are very reasonable leasing prices, perfect for small retail establishments and, if that business grows, you simply add on to your business location in increments of 320 square feet because, you see, the entire business park is made up of shipping containers.
Next to BOWS is Paddock Place Office Suites, and next to that is Golden Triangle Business Park, and all together they make up the most exciting, creative, funky business district in all of Texas.
