We had someone come into the office the other day asking if we had any office space to rent in Dallas.  That’s a bit like asking an old hound dog if he has any fleas.  Dallas is one of the largest metropolitan areas in the United States.  Of course there is office space to rent in Dallas available.

But in our opinion you shouldn’t rent it, and we told that customer exactly that, and of course they inquired why we would say such a thing, and this is what we told them.

Dallas is too large and too popular, and in the world of commercial property for rent, large and popular is not a good thing for those looking to lease office space to rent.  Large and popular means large and unpopular prices and inflated values, both of which can severely cripple a small-to-medium sized business.

Definitely stay away from large and popular in the real estate business.

So what would we recommend, that customer asked us?

We would recommend driving twenty miles outside of Dallas to the North Fort Worth area, and in particular to the Golden Triangle Exit of I35W, an area known as the Alliance Area.  The Alliance Area just happens to be the fastest-growing commercial area in the State of Texas, but its value hasn’t caught up to its popularity yet.  Go stand near that freeway exit and take a look in any direction.  In any direction you will see growth: residential growth, retail growth, commercial growth, just plain growth of al kinds.  And smack dab in the middle of all that growth is a new business neighborhood called the Fort  Worth Design District, over forty acres of every type of industrial space you could want, including some of the finest office space to rent in all of Texas.  Check out Box Office Warehouse Suites for office space starting at 320 square feet.  Check out Paddock Place Office Suites, offices oozing in character in a converted horse barn.

And none of it is suffering from the Inflated Price Syndrome of Dallas.

Now is the time to become part of something special, and the Fort Worth Design District is, in fact, special.
