Here is the honest truth from a veteran real estate agent:  if you are looking for office space for lease in Kennedale, you are in for a long wait.  Kennedale, Texas, is a city of less than seven-thousand people.  The chances of finding an office building in Kennedale, let alone an office space for rent in Kennedale, are slim and none.

There are a few office warehouses for rent in Kennedale out on Mansfield Highway, like these two:

One is reasonably small with an office, attached warehouse, all under 2,000 square feet.  The other offers over 9,000 square feet with two offices and even two apartments upstairs.  This seems like it would be a perfect place for a landscaping company or perhaps an auto repair/salvage yard. So with these two Kennedale commercial properties for rent you can have your cake and eat it too if you need storage space plus an office.

If you are simply looking to rent an office, however, you might consider expanding your search to include parts of Tarrant County outside of Kennedale.

May we make a suggestion from a purely business point of view?

There are great advantages to doing business in unincorporated Tarrant County, and the largest of those advantages is the fact that you won’t need a certificate of occupancy.  This, of course, means less red tape.  This, of course, means less government interference with your business, and that is a huge plus when considering a location for your office.

If that sounds like something you would be interested in, we strongly suggest you take a look at North Fort Worth, in the Alliance Area, in a new business neighborhood called Fort Worth Design District.  There you will find over forty acres of all manner of commercial property for rent, all in unincorporated Tarrant County, all without the over-vigilant eye of the government.  There you will find all the offices for rent you would ever want at Box Office Warehouse Suites (units starting at $875 per month) and Paddock Place Office Suites, units carved out of a restored horse barn.

It’s something to think about.  If you are married to the fact that Kennedale is the only location for your business, we wish you the best.  If, however, location is not a game-changer, we strongly suggest the Fort Worth Design District.
