Factors to consider when looking for a industrial space for lease . . . space needed, location, and cost!  How much room do you need?  A thousand square feet? Two thousand?  Which location is most convenient for you and your customers?  And what cost will fit into your budget?  These are not difficult questions to answer.  The space you need is a matter of making a few computations based on the amount of product you will be storing.  The location is based on your particular needs, and the cost is based on the cost per square foot, as all industrial properties for lease is priced.  Find a competent commercial real estate agent, tell him what you need, and he will have a list of properties for you to look at in a matter of minutes.

A warehouse for rent for the future is a bit more difficult

Here is where most business owners come up short; they do not plan on future growth. We have seen it time and time again, short-changing themselves without glancing towards future sales.  If you need 2,000 square feet of warehouse space today, with very little extra room for expansion, what are you going to do when your business increases by 20% in three years?  Move again?  Amazingly that is what happens, a company moved all their inventory into a warehouse only to move all that inventory again in three years when they have outgrown the first warehouse.

Why not plan for the future and be ready for future growth?

That is our suggestion, a suggestion based on years of experience in this field.  Yes, you will be paying for space you do not need today, but that cost factor will be outweighed by the cost of moving in three years.  You are better off biting the bullet now and being in position for growth in three years.  Many a business owner wishes he/she had thought of that fact when they moved into their first warehouse.

Our suggestion: plan on a 20% growth factor, and determine how much more space you will need for 20% more inventory.  A 2,000 square foot warehouse for today might need to be 2,400 square feet in three years; plan on it now and save hassle in the future.
