In an earlier article we mentioned that there is a reason why it is hard to find industrial property for lease in Southlake or cities like Southlake.  Either location has conspired against them, or they are not near major transportation access, or, in Southlake’s case, they are more concerned with being a great place to live and much-less concerned with economic growth.

Southlake, Texas, is a great place to live, one of the finest small towns in Texas.  The median income is high, the downtown area clean and inviting, the parks plentiful, and the schools excellent . . . but if you need industrial property for lease in Southlake you are in for a very long, and frustrating, search.  Occasionally a retail space for lease downtown will appear.  Occasionally an office for rent will hit the market.  But that is all!

So what do you do if you want commercial property for rent in Southlake?

Hop in your car and drive to Haltom City, Grapevine, or Fort Worth!  No, it’s not the perfect solution for the scenario in your head, but it is a solution which will benefit your company in the long run.  Why operate a business in a small population center which is not likely to ever see huge growth?  Why do that when huge growth and commercial activity is a mere ten miles away?  Why not have the best of both worlds and live in Southlake and work in the Alliance Area of Tarrant County?

There, in the Alliance Area, you will find a commercial area which is literally booming with activity.  Just off I35W, at the Golden Triangle Exit, you will find more industrial space available than you could ever hope to need, literally dozens to choose from, all within a forty acre tract called the Fort Worth Design District.  There you will find Box Office Warehouse Suites, with industrial space starting at 320 square feet. There you will find Paddock Place Office Suites, an office park in a converted horse barn. And there you will find Golden Triangle Business Park.
