Insurance Underwriting is Typically the First Introduction for Most People to the Underwriting Process

16 years old, fresh new driver’s license, brand new red sports car, and most likely an insurance rate that could bail out AIG. It’s obvious that young drivers are going to be more of a risk on the road, and therefore are susceptible to higher insurance rates. Your rate was determined by the insurance underwriting process, which in the simplest terms, simply means the risk selection process.
Mortgage underwriting is quite similar to what you experienced when you were a teenager, but now that you are an adult, a lot more accountability is placed in your hands. Instead of looking simply at your age, companies take a look at your “Four C’s” which are:

  • Capacity – refers to the adequacy of the borrower’s income to pay the interest and principal due on the loan, plus property taxes and homeowners insurance.
  • Character – refers to the borrower’s track record of paying debts as evidenced by his or her credit history and credit score.
  • Capital – refers to the borrower’s down payment (or equity) as a percentage of the current value of the property.
  • Collateral – refers to the safety and soundness of the property and the value of the property as determined by an appraisal relative to the agreed-upon purchase price.

If you are strong on all “Four C’s” mortgage approval will often come easy and the mortgage origination process which involves:

  • All the necessary legal papers
  • The marketing of the mortgage to consumers
  • The qualifying of the buyer
