How do you find a commercial property lease in Southlake, Texas?

You may not, not unless that commercial property lease if office space or a shop for rent.  There isn’t much else available in a mainly-residential upscale city.  You certainly won’t find a business park with warehouses for rent, nor will you find an office/warehouse, garage for rent properties, or outdoor storage.

But let’s, just for the fun of it, pretend there is all manner of commercial properties for rent in Southlake.  How do you go about finding the one which is perfect for your business?

You begin by understanding the nature of your business, and by that we mean, by extension, the nature of your specific customers.  Who does business with you, and where do they reside? Where are they likely to frequent?  What other businesses will those potential customers frequent?  Are there other businesses which are related to yours?

And then you need to understand the market.  Which areas of Tarrant County are growing, and which are stagnant?  You may find a great lease in a dying area, and that certainly will not help your business in the long run.  Yes, Southlake is a great place to live; there is no doubt about that fact, but since it is rather low on industrial space, where might you go, in the vicinity, where your business can flourish?

For our money there really is only one choice and that is found in North Fort Worth in a brand new business neighborhood called the Fort Worth Design District.  There you will find three brand new business parks, Box Office Warehouse Suites, Paddock Place Office Suites, and Golden Triangle Business Park.  There you will find innovation and creativity.  There you will find new residential neighborhoods and a boom in industries and retail outlets.  There you will find the fastest-growing commercial area in the State of Texas, and that’s not hyperbole.
