Blue Mound 287 Business Centre Completes

New 40,000 sf Office-Warehouse

Total Square Feet Now Exceeds 350,000 on 130 Acres

Fort Worth, Texas, April 5, 2007-Blue Mound Business Centre has completed construction on Phase 7, a new multi tenant 40,000 square foot office warehouse complex, located at 1128 Blue Mound Road. Following completion of this phase, total square foot under management will exceed 350,000 in the park, plus the self storage phase, which consists of 248 indoor units, and 126 outside units. The complex specializes in smaller suite sizes and outside storage. Also, the Fort Worth Fire Dept recently located their new north station in the park. Absorption has exceeded expectations, according to the project’s on site leasing manger, Leah Haroldson. She adds, “Our product is city grade, and we are flexible enough to meet our tenants’ needs, whether they need a dock, oversize truck court, or just a small office warehouse with outside storage.”

Blake Martenson with Peyco Southwest Realtors, an agent that has brought tenants to the park, says, “I like their can-do attitude, they are all about saying yes, and the professional manner in which they lease, manage tenants and pay commissions is the best we’ve encountered.”

Blue Mound 287 Business Centre, covering 130 acres, is located at the eastern corners of Blue Mound Rd. (not 156) and US 287. Copart Auto Auctions [CPRT] also owns a 55-acre auction facility in the park. The park, owned by Ron Sturgeon Real Estate LP, has been adding phases since development began in late 1990.  Sturgeon reports that leasing activity has been brisk, and he has seen no slowdown in inquiries. The park is approximately 3 miles southwest of Alliance.

Providing for outside storage in all the phases has expedited lease up.  The target tenants are smaller businesses that want modern city grade facilities at competitive prices with room to grow and store products outside.
