A smart approach to leasing office space is dependent on a number of crucial factors:  how much can you afford, how successful do you plan on being, and how willing are you to think outside the box and be creative?

How much can you afford for office space for rent?

What’s the number one reason why small businesses fail?  They are underfinanced and unable to meet their monthly obligations during the first year of operation, so this first factor is a game-breaker.  What can you afford for an office space for lease?  $800 per month?  $1000 per month?  $1500 per month?  Our suggestion for answering this question: be conservative in your estimate.  Lowball your answer!  In other words, if you have budgeted $1500 per month for a lease payment, look at properties in the $1200 per month neighborhood.  That $300 monthly savings adds up to $3600 the first year, and you may need that money to stay afloat during hard times.

How successful will you be in that office space?

We ask this question because a business owner should always have one foot planted in the NOW and one foot stepping into the future.  You certainly don’t want to move into a new office once business picks up and you are successful, so you need to plan now for that success.  In practical terms, instead of looking to rent office space in the 300 square foot range, you might want to plan ahead and look for something around 500 square feet.  That way, when success happens, you will have the room to accommodate that success.

And finally, are you willing to think outside the box?
